Gasket-only repair
For a serviceable cover and ventilation system. Includes a compatible gasket set, required separate plug-well seals, routine removal and refitting, cleaning and final leak checks.
Burning oil smell, oily spark plugs and misfires
For a confirmed valve-cover leak, compare gasket-only work with replacing a damaged cover. We inspect the cover, seals and crankcase ventilation, then quote the parts and access needed for your engine. A burning smell or misfire alone does not identify the source. If it is uncertain, start with our BMW oil-leak assessment.
Compare the fitted repair
Start with the condition of the cover. A sound cover may need new seals; a damaged cover needs a different quote.

Each affected bank is priced separately. Damaged threads, wiring, ignition parts, ventilation hoses and other leaks are assessed and quoted before extra work is approved.
These researched planning estimates cover selected four- and six-cylinder applications. Initial diagnosis, recovery and unrelated repairs are excluded. Your written quote lists the cover or gasket manufacturer, part condition, labor, consumables, required fasteners, checks, applicable VAT and the final payable total.
The inspection fee is confirmed before booking. Tell us your model and symptoms; we identify the engine and suitable parts.
Estimates are not fixed workshop offers.
More than one seal
The valve cover sits on top of the cylinder head and keeps the oil that lubricates the camshafts and valves inside the engine. The main gasket runs around its edge, but on most BMW engines there are several smaller seals in the same job.
The seal arrangement varies by engine and cover revision. We identify the required gasket set and inspect accessible seals before recommending related work. Replacing an affected set during the same access can avoid repeat labor, but a filler-cap seal or ventilation component is not automatically included in every job.
The rubber seal around the outer edge of the cover, between the cover and the cylinder head.
Rings around each spark plug opening that keep oil out of the plug wells.
Small seals under the fixings that stop oil seeping past the bolts.
The cap sits in the cover on many engines and its seal hardens too.
On several engines the crankcase vent is part of the cover itself.
Symptoms need a confirmed source
These signs can occur separately or together. They do not form a predictable sequence, and a small visible seep does not establish that driving is safe.
A damp line at the cylinder-head joint may collect dust. We check the highest fresh trace rather than assuming the wettest area is the source.
Oil may collect on the engine or undertray without leaving a puddle. Consumption and other leaks must also be considered.
Oil reaching a hot exhaust surface is one possibility. A strong smell needs assessment rather than being treated as a normal feature of an older BMW.
Stop safely and switch off. Keep clear of hot components and arrange help. If there is fire or immediate danger, move people away and contact emergency services.
A plug-well seal may allow oil around an ignition coil. The wells, boots and plugs are inspected before any ignition parts are recommended.
Oil contamination can contribute, but ignition, intake and fuel faults can feel similar. Severe misfiring or a flashing warning needs prompt assessment.
Stop safely, switch off and do not restart for an oil-pressure warning. Adding oil does not establish that the fault is resolved. Follow the vehicle warning and arrange recovery.
The decision that changes the price
Many BMW engines use a plastic valve cover. A new gasket in a cracked or warped cover will leak again, so we check the cover itself before quoting.
On applicable N55 covers, crankcase ventilation is integrated into the assembly. We check the fitted revision and the supported repair procedure before quoting a complete cover. Whistling, a lean-running code or a difficult-to-remove oil cap is not proof of a failed cover by itself. Ventilation checks must use the method and limits for the actual engine. Our PCV valve replacement page explains how to tell a failed vent from a gasket leak.
When the leak goes inwards
The spark plugs sit in wells that pass through the valve cover. When the seals around these wells harden, oil seeps down into them instead of out of the engine, so there may be no visible leak at all.
The rubber boot softens and swells, and the spark can track to the cylinder head instead of the plug.
Oil contamination can affect ignition, but misfire testing must also consider other causes.
A new coil may cure it for a while, but the oil comes back until the seals are replaced.
When we find oil in the wells, we clean them, check the coils and plugs and tell you which ones are damaged. Our ignition coil replacement and spark plug replacement pages cover those parts.

What we see by engine
These engine and model pairings are examples. Check the VIN, build date and fitted cover before selecting a gasket, ventilation part or complete assembly. For a V8, the quote should identify the affected bank.
Separate gasket and grommets under the cover nuts. Older cars often need the full set and a careful clean.
Gasket set commonEarly N52 engines can have a magnesium cover; later revisions use plastic. The fitted cover, ventilation arrangement and required fasteners are checked before parts are ordered.
Gasket set commonIf oil reaches hot exhaust or turbo components, smoke or a burning smell can follow. Trace the fresh oil back to its source.
Gasket set commonCheck the fitted plastic cover and integrated ventilation. Cracks, distortion or a confirmed non-serviceable vent fault can require a complete assembly.
Check cover and ventilationConfirm the ventilation arrangement on the fitted four-cylinder cover. Ask which finding supports gasket work, a ventilation repair or a complete cover.
Check the ventTwo covers on a hot V8. Access varies by engine revision. Each bank is assessed and quoted separately; work on both covers needs a reason.
Two coversOn some engines the job is mostly the cover itself. On others, intake parts, wiring trays, coil covers or heat shields have to come off first, and a V8 may need additional access or work on more than one bank. That is why two quotes for the same gasket can be far apart, and why we confirm your engine code before giving a figure. Your model and symptoms are enough to begin. We identify the engine and may request further details privately for exact parts matching.

The Dubai effect
Every drive heats the cover and every stop lets it cool. Over years of these heat cycles, the plastic and the rubber gasket both harden. Operating temperature, age, previous installation and component condition all matter. Dubai weather alone does not establish why a particular cover has failed.
After the engine stops, heat rises into the cover with no airflow to carry it away.
A gasket that has lost its spring cannot follow the cover as it expands and contracts.
Overtightened or uneven fixings concentrate stress where cracks usually start.
That is why the tightening matters as much as the gasket. The cover bolts are tightened in sequence to the specified torque, so the cover sits evenly and the plastic is not stressed.
Not every top end leak is the valve cover
Oil runs downhill and spreads, so the wettest spot is often below the real source. These are the leaks we rule out before quoting.
Sits at the side of the engine and can coat the same area. It is a separate repair covered on our BMW oil leak repair page.
At the gearbox end of the engine, the pump seal can leak onto the back of the head. See our vacuum pump leak repair page.
On turbo engines the feed line runs near the cover and its seals harden in the heat. See our turbo oil leak repair page.
A hardened cap seal leaves oil around the filler neck that looks like a cover leak.
At the front of the engine, a timing cover leak can track back along the head.
An incorrect oil level or abnormal crankcase pressure needs investigation. Overfilling is not proof that a particular gasket has failed.
We first assess fluid loss, smoke and hot-surface risks. The area is cleaned and inspected; running checks are performed only when safe. Where the source is still unclear, a suitable approved tracer may help identify the leak path. You pay for the leak you actually have, and if we find a second leak nearby, we show you photos and price it separately so you can decide what to fix now and what can wait.
What goes into the job
The cover only comes off once, so we replace the seals that would otherwise need the same labour again later.
Spark plugs and coils are not part of the gasket job, but they come out with it on many engines. If your plugs are near their change interval, doing them at the same time saves paying for the same access twice. We tell you their condition and leave the choice with you. An oil change is not automatically required because the level fell. We check the correct level, contamination and service needs; our BMW oil change page explains oil selection and scheduled servicing.
How the job is done
Every step is aimed at one result, a cover that seals evenly and stays dry. Repeat leakage can result from a damaged cover, an incorrect seal, poor surface preparation, installation errors or an unresolved ventilation fault. These possibilities are checked rather than assuming another gasket alone will solve the problem.

Compare the work included
These are example repair budgets, not completed customer jobs or fixed offers. Each assumes the stated repair is confirmed. Initial diagnosis and recovery are separate.
New compatible gasket set and applicable grommets, routine fitting, cleaning and leak checks. Assumes the existing cover is sound. Ignition parts and unrelated oil leaks are excluded.
New compatible cover with its gasket and required fittings, installation and final checks. Exact supplier and integrated ventilation arrangement are confirmed. A genuine assembly may cost more.
New compatible gasket set, agreed access seals, installation and leak checks on a serviceable cover. A damaged cover, ventilation fault or contaminated ignition component is additional.
Compare the same scope when reviewing estimates. A cheap gasket price does not include access labor, while a complete cover quote should identify the assembly and the seals supplied with it.
Know what you are approving
Ask to see the inspection photographs and the findings that support gasket-only work or cover replacement. A wet exhaust shield or oil on the undertray is not enough to identify the source.
The written quote should identify the part supplier, affected bank where relevant, required fasteners and any ventilation work. We confirm availability and the expected workshop time before work starts. Extra findings are explained and priced separately.
Keep the invoice, part details, completed checks and written warranty terms. Ask whether anything needs follow-up and how to arrange a recheck. Images on this page show repair topics and are not proof of a specific completed customer job.
Before you book
A light visible seep does not establish that driving is safe. Stop safely and switch off for smoke, a strong burning smell, an oil-pressure warning or severe misfiring. Arrange assessment or suitable recovery. Adding oil does not repair the leak.
A serviceable cover may need only its applicable gasket set. Cracks, warping or a non-serviceable integrated ventilation fault may require the complete cover. We identify the failure before quoting.
No. Cover materials and ventilation arrangements vary, including magnesium covers on early N52 applications. Parts and fasteners must match the fitted version.
The agreed gasket or cover, required seals and fasteners, labor, cleaning and checks are itemized. diagnosis and any additional work are shown clearly before approval.
It can contaminate coil boots and contribute to ignition problems. We clean the wells and inspect the affected ignition parts. Oil in a well does not automatically mean every coil or spark plug must be replaced.
Not automatically. We assess each bank and explain any benefit or need for combined work. The quote identifies which side is included.
The engine, access and parts availability determine the schedule. Gasket-only work on an accessible engine is different from two-bank or damaged-cover work. We confirm the expected completion time with your quote.
Not unless listed. Plugs may be worth replacing if due or damaged. An oil change depends on contamination and service requirements, rather than being automatic after a gasket repair.
Possible causes include a damaged cover, incorrect installation, an unresolved ventilation fault or a separate leak nearby. The source needs tracing again before another parts order.
No. The specified gasket and engine repair instructions determine whether sealant is required at particular locations. Excess sealant is not a substitute for a correctly fitted gasket.
We quote suitable genuine BMW or named supplier options where available. Ask for the supplied part, warranty duration, labor coverage and exclusions in writing before approval. No single warranty term applies to every option.
Free pickup is offered across Dubai. Tell us if there is smoke, severe misfiring or an oil-pressure warning so suitable transport can be arranged. Our workshop is in Al Quoz, Monday to Saturday, 9am to 7pm.
Contact us for a recheck. Residual spilled oil and a continuing leak need to be distinguished through inspection; ongoing smoke should not be dismissed as normal.
